At the corner of Grand Park Drive and Burnamthorpe Road sits a commercial building owned by RioTrin Properties Inc. RioTrin is planning a redevelopment which will include 292 residential units and 1,637 square metres GFA of retail space. The development will also have underground and surface parking spaces.
Crozier & Associates was retained by RioTrin to conduct a Traffic Impact Study (TIS) and Parking Utilization Study to evaluate the impacts of residential use of lands formerly zoned for commercial use, and to evaluate integrating the new mixed-use development into the larger existing commercial site. Traffic Impact Studies are used to analyze the impact of the development proposal on the neighbouring roadways to ensure no material impact on existing and future road users would result.
Burnamthorpe Road is an arterial road through Mississauga, with bike lanes, transit stops, residential and commercial properties surrounding it. The implications of correctly forecasting traffic demands are large, with traffic congestion an ongoing issue in Mississauga, the GTA, and across the Greater Golden Horseshoe.
Crozier measured sightlines, analyzed and predicted future traffic volumes and levels of service, and made recommendations that fit the guidelines set out by the City of Mississauga. Ultimately, the Crozier team made a recommendation for traffic signals that would not only accommodate future traffic, but would improve existing traffic timing levels of service.
