In 2015, Ontario’s Ministry of Municipal Affairs and Housing published new regulations allowing mid-rise wood-frame buildings up to six storeys to be built in Ontario. These new regulations led Crozier to support the structural design for four, 6-storey wood structures for Pratt Homes.
The Gallery Condominiums has 228 units, ranging from 800 to 1,374 sq. ft. Each building features two-level underground parking and a roof top patio, the first of its kind in Barrie, with exceptional views of the city. The Gallery Condominiums also features Aylan Couchie’s landmark art installation H.I.O Big Chiefs, which sits atop one of the buildings overlooking Barrie.
Crozier has extensive experience designing wood buildings. The structural design used a combination of engineered and sawn lumber products, continuous tie down systems and site construction requirements were used both for compliance with the Building Code and for addressing serviceability items such as shrinkage and multi-storey drifting. These design challenges were resolved without compromising the finishes within the structures.
The structural design began in late 2016, and The Gallery Condominiums were occupied in early 2018, executing concise and practical design solutions.
