The Landex Capital Group proposed to redevelop and expand an existing industrial area in Collingwood, Ontario. Parts of the land fronted a high volume arterial roadway, ideal for high value retail uses. Due to the high traffic volumes and a retail plaza including a Tim Hortons on the opposite side of the roadway, a right-in/right-out access was thought to be the only viable entrance.
Crozier completed a Traffic Impact Study that revisited the initial assumption of a right-in/right-out entrance. Extensive traffic modeling and queuing analysis of area intersections and driveways was undertaken to demonstrate that a full moves access would provide acceptable traffic operations.
