Deerfield Road Development

Crozier was retained by The Rose Corporation to prepare a detailed Servicing and Stormwater Management evaluation for a LEED Silver residential tower, to support the Zoning By-Law Amendment and Site Plan Application for a 1.9 ha property in Newmarket.

The proposed development includes two 15-storey towers and one 10-storey tower, consisting of approximately 550 units, which will be comprised of both purpose-built rental apartments and condominiums. The development is located within the Lake Simcoe Watershed and is subject to various Protection Plan policies, prompting the need for Low Impact Development (LID) techniques.

Our team completed various hydrologic and hydraulic studies for the site to produce a solution for LID, to support LEED Silver accreditation. We evaluated the impact of future road extensions, an assortment of water & sanitary servicing designs, on-site storage and infiltration options for all 3 proposed development buildings. After examining these study outcomes, our team recommended an array of LID options for the development.

Since the proposed development will generate additional traffic on the surrounding road network, our transportation team undertook studies to ensure acceptable traffic operations post development; including analyzing transit, pedestrian & cycling operations, assessing future parking supply, and reviewing future traffic & parking demands.
