This beautiful development for Parkbridge Lifestyle Communities includes a 40,000 sq. ft. 2-storey office building and associated parking lot located at 70 Huron Street in the Town of Collingwood. The site is in close proximity to Georgian Bay, offering spectacular views from most of the building. Crozier was retained to provide engineering input from a site servicing and stormwater/grading perspective, a general traffic engineering perspective, and to provide feedback for site plan improvements.

The servicing and stormwater management component of the project was critical in determining the grading of the site. Factors such as the final site plan configuration, availability of surface and/or underground stormwater detention areas, as well as the outlet elevation to the existing Municipal drainage network had a bearing on the proposed stormwater management design. Drainage and local flooding issues that existed before the development were resolved through the design and installation of a storm pipe diverting flows from a local town drainage channel into the new pipe and directly out to Georgian Bay.
This project was completed with the help of multiple teams and groups across our Crozier offices. Our transportation group designed a road widening to accommodate a left-hand turning lane on Huron Street into the development, and completed a Traffic Impact Study to assess the impacts of the development to the boundary road network. We also designed connections to the existing Municipal water distribution, sanitary collection, and storm drainage systems, and our electrical group completed the detailed design of the primary power feed, transformer, and secondary power feeds for future buildings, street lighting power pedestals, and streetlights.
