Prologis is a leading global owner, operator and developer of industrial real estate. Crozier provided a due diligence review of two sites for a 945 ha Business Park in Milton, to evaluate the possibility for three distribution centres being proposed by Prologis. After closing on the purchase, Crozier led the engineering design and servicing, and expedited approvals with the Town of Milton, Halton Region and Conservation Halton.
Crozier provided civil servicing, stormwater management and site grading, together with traffic analysis, electrical and photometric design, which allowed for the opportunity to provide a full suite of engineering services in support of Site Plan approvals for both sites.
Site drainage was an important consideration in the design. Understanding local stormwater management systems and historic studies, Crozier took advantage of capacity available in existing downstream municipal infrastructure to eliminate site-level stormwater storage requirements, significantly reducing construction costs for the client.
Crozier undertook construction administration and review early in the summer of 2015 to meet a spring 2016 possession date.
