Crozier was retained by Strathallen Capital Corporation for civil and transportation engineering services for a mixed-use industrial and commercial subdivision. The 95-acre development, located at the Highway 400 and County Road 88 interchange in Bradford West Gwillimbury, includes mixed-use industrial, employment, and retail uses, all within OPA 15 lands.
The services provided involved an extensive Traffic Impact Study, Draft Plan Approval, Detailed Design, and Contract Administration. Our transportation engineering team recommended improvements including additional auxiliary left and right turn lanes to accommodate future projected traffic conditions resulting from development. Our civil team designed a stormwater management facility that would provide controls and criteria for future industrial developments within the subject lands, as well as north of the site.
Since this development is one of the first within OPA 15 lands, our team was required to design and construct 750 metres of external sanitary sewer to service surrounding properties, in addition to the design of a stormwater management pond with a 1:1 slope to accommodate MTO Highway 400 setback requirements.
During construction, our team coordinated with Bell Canada to design a temporary bridge over the Fiber Optic Transmission Service to prevent disruption.
Crozier’s engineering designs were reviewed by and approved by the MTO, Simcoe County, the Lake Simcoe Regional Conservation Authority, and the Town of Bradford West Gwillimbury.
Challenges on this project included conducting an analysis to support the aggressive build-out of the development ensuring acceptable traffic operations, while minimizing design redundancies interfering with the significant capital improvements planned for the short, medium, and long-term.
