Just off the 401 in the heart of Milton’s industrial area sits 2,800 High Point Drive, which, coincidentally is also the home of Crozier & Associates’ Milton office.
Elm Developments was looking to build phase two of this commercial building to meet the growing demand of Milton’s High Point Industrial Park, and retained Crozier to do the structural design/drawings, shop drawing review, and structural site visits for the two storey addition. In total, the building will have an additional 50,000 sq. ft. of commercial office space.
To secure leases, Elm Developments had promised occupancy to the future tenants, which meant the deadline for submitting for building permit was aggressive. The Crozier team rose to the challenge, and kept the project timeline on track, with construction beginning in October of 2017 and expected completion summer 2018.
The client did not want views to the exterior restricted by structural walls or bracing, so Crozier’s structural team designed moment resisting frames to withstand lateral loads, eliminating the need for cross bracing or shear walls. This allowed for glazing around the entire exterior of the building. Crozier’s Structural team completed several iterations using SAP2000 to optimize the moment frame steel.
