Prologis is a leading global owner, operator and developer of industrial real estate. Crozier & Associates provided a due diligence review of two sites to Prologis for their initial project evaluation for three proposed distribution centres with a combined 500,000 sq. ft. of new warehousing space in the 945 hectare North 401 Business Park. Since closing on the purchase, we have led the engineering design and servicing, expediting approvals with the Town of Milton, Halton Region and Conservation Halton.
Our in-house expertise in civil servicing, stormwater management and site grading, together with traffic analysis, electrical and photometric design, allowed us to provide a suite of engineering services in support of expedited Site Plan approval for these two sites. Site drainage quickly became a major consideration in the design. Drawing upon our knowledge of local stormwater management systems and historic studies, we took advantage of capacity available in existing downstream municipal infrastructure to eliminate site-level stormwater storage requirements, significantly reducing construction costs for our clients.
