The Landex Capital Group proposed to redevelop and expand an existing industrial area in Collingwood, Ontario. Parts of the land fronted a high volume arterial roadway, ideal for high value retail uses. Due to the high traffic volumes and a retail plaza including a Tim Hortons on the opposite side of the roadway, a right-in/right-out access was thought to be the only viable entrance.

Crozier completed a Traffic Impact Study that revisited the initial assumption of a right-in/right-out entrance. Extensive traffic modeling and queuing analysis of area intersections and driveways was undertaken to demonstrate that a full moves access would provide acceptable traffic operations. The end result is an increase in the value of the future retail land as viable and efficient entry is expanded for all roadway motorists.
