Located in the heart of Ontario’s recreational resort market, Georgian Woodlands Phase IV is the final phase of a fifty year old community by visionary developer, George Fleming. Tucked at the base of Blue Mountain on land originally owned by the family of Sir Sandford Fleming, Georgian Woodlands is a collection of the finest recreational estate homes in the Georgian Triangle.
Crozier & Associates undertook pre-engineering, followed by detailed design for the 64 unit residential subdivision over the course of a three year period. The process involved review and modification to various Town standards in order to create the mountain estate atmosphere that has been the essence of the Georgian Woodlands. This process included use of open ditch road section in lieu of curb and gutter; paved shoulders to promote safe pedestrian conditions for skiers and cyclists; minimal grading to maximize natural tree preservation; integration of a comprehensive trails network within open spaces and ravines; and reduction of speed limits to allow for greater driver and pedestrian safety. Approval of these design standard revisions required extensive representations before Municipal Council and committees.
The project involved a complex assortment of review agency and processes which included Niagara Escarpment Commission, Grey Sauble Conservation Authority, Ontario Ministry of Transportation, Ontario Ministry of Environment, Town of the Blue Mountains, and County of Grey. Site servicing is now complete and house construction underway.
