Since opening for play in 2004 in the Town of Blue Mountains, the Georgian Bay Golf Club has established itself as the premier private golf club in the region. The 230 acre development with its secluded residential community sits on the Nipissing Ridge, framed by views of the Niagara Escarpment and the waters of Georgian Bay.
Crozier & Associates was retained to provide engineering design and municipal site servicing for the final phase of the Club’s real estate offering – a condominium development, composed of 56 semi-detached residential units. As the development is located along the 10th fairway surrounded by active golf course lands and the Club’s established community, the design and construction of the associated servicing infrastructure presented unique challenges.
Some of these challenges included maintaining a municipal watermain which crossed through the block during construction, and installation of a new realigned watermain. The watermain and existing utilities required additional consideration in designing gravity sewer services to the development as the topography across the site required installation at a depth exceeding six metres to connect to the existing internal sewer system.
To minimize fill requirements and respect grading on the adjacent golf course property, the storm drainage and management system was split to provide two separate outlets. The first re-routed an existing storm sewer alignment in order to maintain a grove of mature butternut trees. The second outlet was a naturalized watercourse which required specific controls to meet the quality criteria for the watercourse.
Further contributing to the servicing challenges, was the fact that the majority of the development block was formerly an active aggregate pit with a variety of soils and fill materials and a high ground water table identified during geotechnical investigations.
Crozier & Associates worked proactively with the Owner and Contractor to develop a plan that addressed these challenges and allowed the Contractor to successfully complete the works on time and on budget with no disruption to the golf course operations or interruption of services to residents of the Club’s existing community.
Servicing commenced in August 2015 while model home construction progressed. Private roadways, constructed to urban standard with concrete curb and gutter were paved by November providing timely access to the units. The first units were sold and occupied by late 2015.
